Buy new construction with your own agent in the room.
The builder's sales rep works for the builder. I work for you: negotiating incentives, comparing true costs, reviewing the contract and watching the build from contract to keys. In most cases the builder pays my fee, and you get $2,000 back at closing.
The person in the model home is on the builder's team.
They're friendly and helpful, and they're paid to get the builder the best deal. Here's the difference.

Sir Ashley Harrison, JD
I grew up in upstate New York, and in 2010 I made my way to Charlotte. Sixteen years later, this is home.
Before real estate, I studied at Georgetown, earned my law degree at North Carolina Central, and got licensed to practice law in Tennessee and North Carolina. Today I put that training to work for new-construction buyers. Builder contracts are written to protect the builder, so I read every line on your behalf, negotiate hard on incentives and stay with you from contract through warranty.
The best part of my life is what happens outside of work. My wife and I have a son and two daughters, and our weekends are my favorite time. We might be riding roller coasters at Carowinds, spending a day out on the lake, or getting a little competitive at the bowling alley at Frankie's. Some of the best weekends are the ones when we don't go anywhere at all and just relax at home together.
I like to call Charlotte the Goldilocks city. I've lived in big cities and a smaller city, and this one feels just right: not too fast and not too slow. If you're thinking about making it home too, I'd love to show you why my family loves it here.

New construction questions, answered
Does it cost me anything to use an agent on a new build?
In most cases, no. Builders in the Charlotte area typically pay the buyer's agent fee as part of their marketing budget. We'll confirm how compensation works for your specific builder and put it in writing before you sign anything.
Do I need my agent with me on my first visit?
Usually, yes. Many builders require your agent to accompany or register you on your first visit to the community. If you walk in alone and sign the guest card, you may lose the right to have an agent represent you there. Text me before you tour.
How does the $2,000 cash back work?
It's credited to you on your closing statement, usually toward closing costs or prepaids. Your lender has to approve it, and it must be disclosed on the settlement statement. It's on top of whatever incentives the builder offers.
Do I really need an inspection on a brand-new home?
Yes. County code inspections check minimum standards, not workmanship. An independent pre-drywall inspection catches framing, plumbing and electrical issues while they're easy to fix, and a final inspection builds your punch list.
Should I use the builder's preferred lender?
Builders often tie their best incentives to their own lender, and sometimes that's the best deal. Sometimes it isn't. I'll help you compare the total cost, not just the incentive headline.
North Carolina or South Carolina?
Fort Mill, Rock Hill, York and Indian Land offer quick access to Charlotte, and SC assesses owner-occupied homes at a lower ratio for property tax. NC communities may be closer to your job, schools or family. Taxes, HOA fees, schools and commute all add up differently. I'm licensed in both states and will help you compare.
How long does a new build take?
Quick move-in (spec) homes can close in about 30–60 days. A to-be-built home usually takes about 5–9 months from contract, depending on the builder and the plan.
